An Sibin in Dunshaughlin for sale at €1.75 million

Landmark licensed premises and eatery in heart of busy town

The well-known and popular licensed premises and eatery, An Sibin in Dunshaughlin, is for sale with Lisney Commercial Real Estate, guiding excess €1.75 milion.

Renowned for its food offerings, the establishment attracts diners from across the hinterland to the main street of Dunshaughlin for its carvery and set menus under its famous thatched roof.

An Sibin has been operated since the 1990s by the Peters family, who also ran the County Club at nearby The Bush prior to the Covid-19 lockdown, and Carberry's Pub in Dunshaughlin village, which changed hands in the past decade. The County Club was sold last year.

A public house has stood on the site for the best part of the last century, with a low thatched premises run by Mary Blake, who died in 1940. It was a favoured watering home for farmers going to the Dublin market with hay – they would call in while their horses were getting water from the barracks pump, or getting frostnails at Foley's Forge.

Local lore recalls that Mary Blake was at the receiving end of a missioner's curse for opening the pub while there was a mission in progress in the village, an action unheard of at the time!

The next owner, Peter Reilly, extended it to a two-storey building, and subsequent landlords were James and Maud Tully, McKeevers, Kanes, Con Gough, Murt Leonard, Foxes, and Bertie and Anne Donnelly.

During Bertie Donnelly's time, it became a favourite haunt of the cycling fraternity and hosted the Harp Lager Grand Prix. Bertie Donnelly's grandfather, also Bertie, was a cyclist who represented Ireland in the 1928 Olympics in Amsterdam.

The bicycle with which he won the 1935 British Open five-mile track championship was on display in the pub at the time, along with cycling memorabilia and photos of Stephen Roche and Sean Kelly, at their height of success at the time of the Donnelly period in Dunshaughlin and regular visitors.

The Donnellys first introduced the quality food fare to the pub, and later the Peters' developed this tradition even further. They also hosted popular music festivals there in the 1990s and into the noughties, and continued to expand and develop the business.

An Sibin now enjoys an exceptionally strong reputation as a premier hospitality destination which is renowned nationally for its high volumes of trade and quality food and beverage offering.

It comprises an extensive detached two-storey building enjoying prominent frontage onto main street, complemented by extensive enclosed rear surface level patron car parking extending to approximately 45 designated spaces, standing on a site of approximately 0.19 hectares / 0.47 acres.

The property is laid out with contemporary style lounge, bar, and dining accommodation to ground floor level, with modern catering kitchen facilities.

Externally to the rear is an enclosed beer garden and smoking area together with a series of single storey stores of concrete block construction under flat roof covering.

First floor accommodation comprises a function lounge (currentl utilised for bookkeeper/office and storage space) together with patron toilet facilities that service both ground and first floor levels. There is an additional kitchen to first floor level utilised as a prep area together with supplementary toilets and storage rooms. The attic eaves area are accessible from first floor level and utilised as storage space.

The property is presented throughout in excellent repair with the ground floor trading area enjoying a quality fit-out that has been well maintained.

The property, which comprises a significant town centre site, also offers potential for development owing to its valuable B1 Zoning Objective - 'To protect, provide for and/or improve town and village centre facilities and uses'.
