Meath house prices averaged at €372k in February

The average house price in Meath reached €372,500 in February this year, a 6.4 per cent increase from the €350,000 average a year prior, according to Central Statistics Office (CSO) figures.

Meath is the third most expensive area outside of Dublin behind Wicklow (€455,000) and Kildare (€405,000). The Mid-East area, made up of Meath, Louth, Kildare, and Wicklow, saw a combined 5.8 per cent increase in house prices.

Dunshaughlin was the most expensive eircode in Meath at a median price of €457,500 with Navan as the cheapest at €359,999.

“Residential property prices rose by 8.0 per cent in the 12 months to February 2025, down from 8.2 per cent in the year to January 2025,” Statistician in the Prices Division of CSO Niall Corkery said.

“In Dublin, residential property prices saw an increase of 7.1 per cent, while property prices outside Dublin were 8.7 per cent higher in February 2025 when compared with a year earlier.”

The region that saw the largest growth in house prices was the Border which includes Cavan, Donegal, Leitrim, Monaghan, and Sligo at an increase of 13.4 per cent.

Property prices outside of Dublin are currently 18.8% higher than their May 2007 peak while Dublin property prices are 4.4 per cent higher than their February 2007 peak.

There were 1,195 first-time buyers in February this year, a 2.8 per cent increase from February 2024, and was made up of 366 new housing and 829 existing housing.
