Residential and retail development plan for derelict Clonee site

A LONG-TERM derelict site in the centre of Clonee village could be transformed if plans for a residential and retail development get the go ahead from Meath Co Council.

Indus Properties Limited is seeking permission for a mixed-use building ranging in height from two to five storeys on the site of the former Joe Molloy's Bookmakers on Main Street, Clonee. The site has been derelict for many years and was added to Meath Co Council's Derelict Sites Register two years ago.

Planning permission is now being sought to demolish the existing building and to build three ground floor retail units with frontage onto Clonee Main Street (R147), the Lucan Road (R149) and at the Main Street/Lucan Road Junction along with 37 apartments with private amenity space made up of one studio unit, 17 one-bed units and 19 two-bed units at upper floor levels. The plans also include private amenity spaces, a raised communal landscape deck at first floor level, and landscaped communal roof terraces at 2nd and 4th floor levels, 37 parking spaces, 76 bicycle spaces and two communal bin stores.

The proposal includes public realm works with a 2.5m footpath to be provided along the Lucan Road (R149) frontage and a 1.75m cycle path along Main Street and the Lucan Road frontage to integrate with existing cycle paths.

A loading bay for commerical vehicles is also to be provided that will adjoin existing on-street parallel parking spaces.
