A home in the Algarve as Newlyn begins second project

Irish-based development company, The Newlyn Group, has commenced construction of its second Portuguese development, O Pomar, a 250-unit residential complex close to the picturesque fishing village of Cabanas de Tavira, on the eastern Algarve, available through REMAX Royal County Estate Agents in Navan. Managing director of Newlyn, Robert Kehoe, is enthusiastic about the project and the future of the area. 'For us O Pomar is our flagship project in Portugal and we have spent a lot of time and effort making sure we get it right. We really wanted something a bit special that would make a lasting impression.' Newlyn hired renowned international leisure architects, WATG, to come up with a master plan for O Pomar, which is situated in an old orchard near the village of Cabanas. Portuguese architects were then used to introduce the local feel and flavour. Designed to give a sense of a traditional Portuguese village complete with a central village square, O Pomar has a real and authentic charm of its own. The mix of townhouses and apartments are attractively laid out in small low rise buildings set within lush gardens which capture the essence of the original orchard by retaining some of the orange, almond and fig trees. 'We have gone for a very high level of quality in everything from the landscaping and streets to the design of the apartments and townhouses,' says Mr Kehoe. Amenities including café bar, restaurant and bakery will feature in the upper part of the village development which will be the focal point - a place where residents can gather. A large central swimming pool and recreational area are located close to the central plaza. Additional swimming pools, children"s play areas and attractive water features. This relatively undiscovered eastern side of Portugal"s Algarve between Faro and the Spanish border is rapidly becoming the hot new destination for investors who see the area as an emerging market where there are still bargains to be got at lower prices than in the more established areas. 'Property prices are still very keen compared to the rest of the Algarve, but it is the same country, same people, same sunshine, same beaches,' Mr Kehoe points out. 'It is not surprising then that Newlyn has already taken over 180 reservations in this scheme.' Prices at O Pomar range from €225,000 for a two-bed apartment and from €380,000 for a large three-bedroom townhouse. The properties are very well presented and spacious with interiors from approximately 87 square metres to 123.78 square metres and terraces from around 18.41 square metres to 151.38 square metres. A pre-approved mortgage scheme is in place with a five year interest only option. Purchasers can get up to 85 per cent of value with drawdown available at promissory contract. Cabanas de Tavira is five minutes from the historic city of Tavira and half an hour"s drive from Faro Airport which offers easy access from Ireland and Aer Lingus and Ryanair offer direct flights throughout the year.
