Landmark site for new Navan development

THOSE passing by one of Navan town"s most prominent locations in recent weeks, the site of what was Finnerty"s Pub on the junction of Brews Hill and Canon Row, will have been wondering what is going to be constructed on the landmark corner. The public house has been demolished and, in its place, construction is to commence shortly on a new building to be known as 'No 1 Canon Row". This landmark new construction will grace the corner of Brews Hill and Canon Row, with the benefit of double street frontage, looking proudly down Trimgate Street, the town"s main thoroughfare. The property was acquired five years ago by publican Michael Ryan, of Ryan"s of Trimgate Street. Originally Glacken"s Corner, when it was Glacken"s Public House, it subsequently moved down the generations to the Finnerty and Higgins families. The original building, formally known as Finnerty"s Public House, was in a serious state of deterioration that would have required a high level of intervention. Murray Architects from Navan were commissioned by the client to design a new corner building for the site, which forms part of the Archeological Conservation Area in the centre of Navan town. Murray Architects" design response was as a result of many consultation meetings with the planning section of Meath County Council, including the conservation officer. Michael and Nancy Ryan were granted planning permission in February of this year to demolish the existing building and construct a three-storey commercial building comprising of ground floor retail and first and second floor offices. Finnerty"s bar was recently demolished and there is much anticipation regarding its replacement. The new landmark building has been designed with innovation and style at the forefront, without compromising on internal layout and specification. No 1 Canon Row will corner Brews Hill and Canon Row, adding an uplifting fresh feel to this busy town centre crossroads. The architectural language and detail proposed complements the existing architecture in the area. The building consists of a ground floor retail unit consisting of a gross floor area of 250 square metres (2,700 square feet), first floor offices consisting of a gross floor area of 250 square metres, (2,700 square feet) and second floor offices consisting of a gross floor area of 250 square metres (2,700 square feet) - all totaling 750 square metres (8,100 square feet). It includes a lift shaft, toilets and kitchenette. The proposed building is a sensitive and positive addition to the streetscape utilising quality natural materials while providing essential upgrading and regenerating of business quarter facilities in Navan town centre. Present flexibility allows for customisation in line with potential tenants requirements. This new building will provide the town with an asset, whether to work there or shop there. The property is available to let in one or more lots. Further details are available from sole letting agents T & J Gavigan Real Estate Alliance, on (046) 902 3232.
